SRC is seeking up to $4,550,000 in joint venture equity from select private investors for the acquisition and subsequent repositioning of the Property.

Located in the Mid-Cities submarket, the Property is centrally located within the Dallas/Fort Worth Metroplex and is well positioned to attract and retain high-density corporate tenants due to its large, efficient floor plates and above market parking ratio. This acquisition expands SRC’s Dallas Class “A” office portfolio to over 800,000 SF. SRC currently owns and operates over 1.7M SF of Class “A” office properties in Texas, Southern California and the Midwest.

The Property is strategically located between downtown Dallas and downtown Fort Worth along Hwy 121 with strong visibility and access. Directly northeast of the property is DFW Airport. Bedford is evolving as a destination for back-office tenants and dense corporate users as space absorption continues to persist throughout the DFW market. Its central location to both major CBDs and the airport make it an ideal location for value-orientated tenants unable to pay market rents in nearby Las Colinas/Freeport. Asking rents in nearby Las Colinas/Freeport for value-office product are over 25% higher than in-place contractual rents at Airport Centre I & II.
