Crystal View Capital Fund II (“The Fund”) focuses on the acquisition and management of value-add self-storage facilities and manufactured housing communities. The Fund identifies underperforming assets with operational inefficiencies where rents are below market levels, expense ratios are high, there are vacancy issues, and/or the property requires capital improvements. The Fund then acquires the real estate at a valuation based on the then current financial performance and "brings out" the asset's untapped value via solving the operational inefficiencies. The Fund's key differentiating factors are (i) an in-house sales team which sources mostly all transactions off-market, (ii) a dedicated in-house management team which oversees all portfolio property performance and ensures maximum value creation has been achieved, and (iii) upper management with decades of experience owning and effectively managing self-storage and manufactured housing communities.
